On the topic of branding Kris calls in to ask if she should include her real estate logo on her mailings. Bruce says that it depends but that he doesn’t include his real estate logo on his first letter to avoid being pigeonholed into a real estate only solutions provider. Jim adds that it depends on the content of your letter, if your letter is a “value add” offer to help that explains your services & solutions, then avoid using your real estate logo at first. Bruce shares that he doesn’t include his real estate logo until his 3rd mailing. Chuck adds that a probate focused logo and brand is actually a great thing to add from the beginning of your marketing efforts.

Jim backs up to the previous question to explain that another way to find the next of kin would be to have someone local leave a note on the door.

Michael has been running the numbers on his calls and shares that his call to conversation rate is 16% and asks where he stands. Bruce states that the typical rate is between 8%-20%. Bruce then explains some tips on how Michael can use his data to move forward. Michael then asks “what is a private sale in the court’s eyes?”. He explains that he lined up a buyer offer for a house in probate but was told by the seller that the house has to be a private sale. Bruce offers to ask some of the attorneys he knows to help get an answer.
